Transforming Free Parking Into Revenue Opportunities.
When Parkify took over parking management for North Highland Steel in 2024, the property — owned by Perennial Properties — was operating as one of the last free parking facilities along the Atlanta BeltLine. There was no revenue, no enforcement, and no structure.
Perennial Properties had deliberately avoided paid parking after previous bad experiences with parking operators and an absence of technology capable of handling the complexity of a mixed retail environment. The result: a 175-space parking deck operating well below its potential, inefficient space usage, no visibility for retail tenants, and zero monetization of adjacent on-street parking.
Parking Inefficiencies Limiting Property Performance
Ownership was reluctant to introduce paid parking due to previous negative experiences with parking operators & the lack of technology to effectively manage monthly parkers and customer validations. The 175-space retail parking facility operated without enforcement, allowing residents to occupy spaces intended for shoppers and reducing parking availability for paying customers. Additionally, the property's 13 retail tenants had no reliable system to track or validate customer parking, negatively impacting the overall visitor experience. On-street parking also remained entirely unmonetized, preventing the property from realizing its full revenue potential
